The NJ Real Estate Exam (PSI): Format, Content, and Test-Day Guide
The short answer: New Jersey's real estate salesperson exam is given by PSI Services. It has 110 questions, you need 70% (77 correct) to pass, and you get 4 hours (PSI candidate bulletin). You can take it at a PSI test center in New Jersey or online with a remote proctor (NJREC), and you see your score on screen as soon as you finish.
Here's what's on the exam, how to book it, and how test day works. If you're just starting out, our complete guide to getting a NJ real estate license shows where the exam fits.
When can you take the exam?
Only after you complete the 75-hour pre-licensing course. Your school sends your eligibility to PSI electronically, and your eligibility expires one year to the day from the date it's issued. You have to pass the exam and apply for your license before then (PSI candidate bulletin). If PSI doesn't have your record yet, contact your school.
How is the NJ real estate exam structured?
- Questions: 110 scored questions (110 points)
- Passing score: 70%, which is 77 correct
- Time: 4 hours
- Format: computer-based, answered with a mouse and keyboard
- Extra questions: 5 to 10 unscored "experimental" questions may be added. They don't affect your score, but PSI says they do count against your exam time.
All of the above comes from the PSI candidate bulletin.
What topics are on the exam?
PSI's content outline has two parts. The general real estate topics carry these weights for salesperson candidates (PSI candidate bulletin):
- Contracts: 19%
- Agency: 13%
- Practice of Real Estate (fair housing, legislation, duties): 12%
- Property Ownership: 10%
- Financing: 10%
- Valuation: 8%
- Property Disclosures: 7%
- Real Estate Calculations: 7%
- Transfer of Title: 6%
- Land Use Controls: 5%
- Property Management: 3%
Then there's a New Jersey-specific section for salespersons:
- Duties and Powers of the Real Estate Commission: 2 items
- Licensing Requirements: 3 items (activities that require a license, types of licenses)
- Statutes and Rules Governing Licensee Activities: 22 items, including advertising, broker/salesperson relationships, commissions, agency and disclosure, trust funds and escrow records, listing agreements, inducements, buyer rebates, and other NJ laws such as the Realty Transfer Fee, the Municipal Land Use Law and the Truth in Renting Act
- Additional Requirements: 3 items, drawn from the NJ Real Estate Sales Full Disclosure Act, the NJ Law Against Discrimination, the Real Estate Guaranty Fund and the NJ Real Estate Time Share Act
Contracts and agency together make up nearly a third of the general section. The New Jersey section adds 30 items of state law (2 + 3 + 22 + 3), so set aside study time for it on its own.
How do you schedule the exam?
Register online at test-takers.psiexams.com/njre or by phone at (855) 579-4634 (PSI candidate bulletin). You choose test center or remote proctored, pick a date and pay. For the exam fee, check PSI's current fee on that page. Registration fees aren't refundable or transferable.
PSI lists these New Jersey test centers: Brick, Hamilton Township, Marlton, North Brunswick, New Providence, Linwood (Northfield area), Rochelle Park, Parsippany and Secaucus (PSI candidate bulletin).
What should you expect on test day?
At a test center (PSI candidate bulletin):
- Arrive 30 minutes early. If you're late, you may not be admitted and you'll lose your fee.
- Bring one current, government-issued ID with your name, signature and photo, such as a state driver's license, state ID or US passport. Temporary IDs aren't accepted. If your name has changed, bring official documentation such as a marriage license or divorce decree.
- Leave personal items behind. Phones, bags, food, drinks and reading material aren't allowed in the testing room.
Testing remotely:
- Run PSI's compatibility check first: audio/video, webcam and system.
- You can launch the exam within 30 minutes of your booked time.
- Breaks aren't allowed during a remote proctored exam. If you can't go 4 hours without one, PSI says not to register for remote testing.
Screening questions: At the exam you'll also answer screening questions about your qualifications, such as age, education and character (NJREC).
How do you cancel or reschedule?
PSI has to receive your cancellation at least 2 days before your exam. For a Monday exam, that means cancelling by the previous Saturday. You can't cancel by voicemail. Use PSI's website or speak to a representative. Missing the exam or cancelling late means you forfeit the fee (PSI candidate bulletin).
When do you get your results?
Right away. Your score appears on screen when you finish, and PSI emails you a score report. If you don't pass, the report includes a diagnostic breakdown of your strengths and weaknesses by topic (PSI candidate bulletin). Use it to aim your studying.
What if you don't pass?
You can't book a retake on the same day, because PSI needs time to process results. PSI's example: if you fail on a Wednesday, you can call Thursday and retest as soon as Friday, depending on space (PSI candidate bulletin). Each attempt is a new registration fee. Most importantly, keep an eye on your one-year eligibility date. See How long it takes to get a NJ real estate license.
How should you prepare?
- Study by weight. Contracts, agency and practice of real estate make up a large share of the general section.
- Don't skip NJ law. Know the licensing rules, broker/salesperson relationships, advertising and escrow rules.
- Practice under time pressure with full-length practice exams.
- Practice the math. Calculations are their own content area.
- PSI also sells online practice exams, charged each time you take one (PSI candidate bulletin).
