From Healthcare to Real Estate: Getting a NJ License Around Shift Work

The short answer: Yes, nurses and other shift workers can get a New Jersey real estate license without quitting. Nothing in the rules depends on your work schedule. The hard parts are timing: you must attend at least 80% of your 75-hour course (N.J.A.C. 11:5-2.2(s)), pass the PSI exam and apply within one year of finishing the course (NJREC fingerprinting page). Plan each step around your rotation, not the other way around.

This guide is for anyone on 12-hour shifts, nights or a rotating schedule: nurses, techs, EMTs, respiratory therapists and others. The general switch is covered in changing careers to real estate in NJ. Here we focus on fitting the steps around a hospital calendar.

What are the steps, and which ones are hardest on shift workers?

StepFixed by the rulesWhere shifts cause trouble
75-hour course80% attendance plus a passing grade (2.2(s))Rotating nights and mandatory overtime
PSI exam4 hours; book online or by phone (PSI bulletin)Booking a slot you'll actually be rested for
FingerprintingIn person at an IDEMIA site, after you pass (NJREC)Appointments are usually 7–10 days out
ApplicationThrough a sponsoring broker, within the one-year windowMeeting a broker between shifts

How do you pick a course format around rotating shifts?

Start with the math. For the 75-hour course, 80% means at least 60 hours of attendance. Before you enroll, lay the school's class calendar over your next three months of shifts and count the conflicts.

  • Live classes (in person or online). You get structure and an instructor, but every missed session counts against your hours. The state rules don't set a make-up procedure; each school files its own completion and reinstatement policy, so ask for it in writing. Our guide to missing classes and the attendance rule lists what to ask.
  • On-demand online courses. These fit unpredictable schedules best, but under the 2026 rules, an on-demand course must also be approved by ARELLO, in addition to meeting the course content and hour rules (N.J.A.C. 11:5-2.1(j)). Confirm that before you pay. Our format comparison walks through the trade-offs.

Our suggestion: request your schedule for the course months as early as your unit allows, and trade shifts before class nights, not after.

How do you schedule the PSI exam around nights?

Your school sends your eligibility to PSI after you finish the course (PSI bulletin). Then you choose a test center or remote proctoring. A few PSI rules matter more when you're tired or on call:

  • Remote exams have no breaks. PSI says breaks are not allowed during remote online proctored exams. If you can't sit for the full exam without one, don't register for remote testing.
  • The launch window is tight. You can launch a remote exam within 30 minutes of your booked time. If you don't start within 15 minutes after it, you forfeit the fee.
  • Test centers want you early. Arrive 30 minutes before your appointment. Late arrivals may be turned away and lose the fee.
  • Cancel at least 2 days ahead. For a Monday exam, that means by the Saturday before. Voicemail doesn't count.
  • Phone booking has long hours. PSI's registrars answer (855) 579-4634 Monday–Friday, 7:30 a.m.–10:00 p.m., and weekends, 9:00 a.m.–5:30 p.m. ET.

All of these come from the PSI candidate bulletin. Our suggestion: book the exam for a day off after a normal night's sleep, never straight off a night shift. If you plan to test from home, run PSI's system check early. Our remote exam setup guide covers the room rules.

How do you fit fingerprinting in?

After you pass, get fingerprinted "as soon as possible," because it has to be done in time to file your application before your eligibility expires (NJREC). For shift workers, the useful details are:

  • Online scheduling is open 24 hours a day, 7 days a week, so you can book from the break room.
  • Appointments are typically within 7 to 10 days of scheduling.
  • To avoid a $12 (plus tax) appointment fee, cancel or reschedule by 5 p.m. on the business day before, or by Saturday noon for a Monday appointment.
  • Bring the completed Universal Form; without it you'll be turned away.

Step-by-step help is in our fingerprinting guide.

What does a realistic timeline look like?

The rules don't set a pace, only the one-year window from course completion (NJREC). Here's a made-up example for someone on three 12-hour shifts a week:

WeeksWhat happens
1–10Course, with shift trades lined up for class nights
11–13Study on days off; book the exam for a rest day
14Pass; book fingerprinting the same day
15–16Fingerprints, broker meeting, application

Your own timeline depends on your school's calendar and your rotation. See how long it takes to get licensed for the official deadlines.

Can you keep your healthcare job after you're licensed?

The licensing rules don't require you to quit. Brokerages set their own expectations, though, and real estate work often happens on evenings and weekends, which can collide with a rotation. Read being a part-time agent in NJ and ask each brokerage how it supports agents with other jobs. Check your employer's outside-employment policy too.

What about patient privacy?

Keep your two careers completely separate. Under HIPAA, a covered entity such as a hospital or practice generally can't use or disclose protected health information without a valid authorization, and marketing uses specifically need one (45 CFR 164.508(a)). In plain terms, a patient list is never a prospecting list. If a patient brings up real estate, don't follow up using anything you learned at work, and ask your privacy officer if you're unsure.

Frequently Asked Questions

What if mandatory overtime lands on a class night?

Each missed hour counts toward the 20% you're allowed to miss, since you need 80% attendance (N.J.A.C. 11:5-2.2(s)). Whether you can make up hours depends on the school's own policy, so get it in writing before you enroll.

Can I take the remote PSI exam right after a night shift?

No rule stops you, but PSI doesn't allow breaks during remote exams, and the exam runs up to 4 hours (PSI bulletin). We suggest testing on a rested day.

Can I reschedule my fingerprint appointment if my schedule changes?

Yes. Cancel or reschedule by 5 p.m. on the business day before (Saturday noon for Monday appointments) to avoid the $12 plus tax fee (NJREC).

Can I tell patients I've become a real estate agent?

Keep work and real estate separate. HIPAA generally requires a patient's authorization before protected health information is used for marketing (45 CFR 164.508(a)(3)). Follow your employer's policies and ask its privacy officer.
